What do we check when accepting apartments
Entrance door
  • Compliance of the installed door and the door specified in the DDU / DDU application.
  • The presence / operation of the lock - opening / closing with a key should be smooth, without jamming.
  • Opening handle - should be smooth opening, without jamming. Handle fasteners.
  • The presence of a peephole.
  • No damage / scratches on the door leaf.
  • The fit of all fittings (plugs, decorative elements of the lock, platbands, etc.) must be tight along the entire perimeter.
  • Deviation of the door frame from the vertical / horizontal.
    Compliance of the installed door and the door specified in the DDU / DDU application
Windows
  • Compliance of installed windows and windows specified in the DDU / DDU application.
  • Checking the integrity of the frames and window sashes (cracks, scratches, joining of imposts to the frame, other damage).
  • Checking the integrity of double-glazed windows and sandwich panels - cracks, scratches, scales.
  • The surface of frames and glass units must be clean and free from contamination. The protective film on the frames must be removed.
  • Checking the adhesion of glazing beads to each other - there should be no gaps (short) or "collisions" of glazing beads (long) on each other.
  • Checking the sealing gum of double-glazed windows - there should be no gaps at the joints.
  • The work of the window fittings - there should be no jamming, no heavy movement of the opening handles, the sashes should open / close smoothly, without extraneous noise and snagging on the frame; when moving the sash from the "open" position to the "tilted" position, it must be fixed in each of them.
  • Deviation of the window frame from the vertical / horizontal.
  • The presence of anchors / fasteners around the perimeter of the window frame.
  • Checking the installation seam of the window (if possible visual inspection) - the seam must be uniform, without gaps; excess foam should be trimmed.
  • The vapor barrier film along the perimeter of the assembly seam must be tightly glued, without delamination around the perimeter.
  • The thickness of the gaps of the assembly seam on the front side should not be more than 50 mm, on the "quarter" side (if any) - no more than 20 mm.
  • Filling the gaps of the assembly seam between the frame and the "quarter" (if any) should be carried out using the PSUL.
  • The presence of fittings - hinge caps, window sill caps.
  • The quality of the ebb attachment - there should be no counter-slope, the ebb must be attached to the support profile of the window frame, and not to the frame (!), The surface must be intact (no scratches, bends, creases, etc.).
The quality of installation of the window sill - must be installed horizontally, there must be no damage on the surface (scratches, cracks, holes, etc.)
Electrics
  • Fastening the electrical panel, the presence of a key from the panel.
  • The presence of fuses, RCDs in full and checking their performance with the "test" key.
  • Checking terminal devices - sockets, lighting terminals (if any) with a tester for voltage supply.
    Fire alarm sensors.
Ventilation
  • The presence of ventilation holes in the shafts of the toilet, bathroom, kitchen.
  • No debris, etc. in the ventilation openings.
  • The hole must be of the correct shape and punched through in full (with a concrete shaft).
  • Lack of reverse thrust.
    Ventilation draft must be not less than 60m3/h for kitchens, 50 m3/h for bathrooms, 25 m3/h for separate bathrooms.
Water supply and heating
  • The presence of water in the risers of cold water and hot water supply.
  • The presence of shut-off valves in full (faucet, pressure reducing valve, coarse filter, meter).
  • The presence of taps at the outputs of the heated towel rail.
  • No leaks at connections.
  • The presence of plugs on the sewerage tees.
  • The presence of thermal insulation on the water supply pipes.
  • Installation height of sewerage tees.
  • The presence and fastening of the fire clutch.
  • Deviation of sewer / water pipes from the vertical.
  • The quality of the sealing of the sewer / water pipe passages through the ceiling and floor slabs.
  • No damage (chips, dents, scratches) on convector cladding, on heating radiators.
  • Lack of smudges, puddles near risers, at pipe junctions.
  • The quality of fastening heating radiators.
  • Installation height of heating radiators from the floor, distance from the wall to the heating radiator.
  • Deviation of heating radiators from the horizontal, heating pipes (with this technical solution) from the vertical.
  • The performance of the thermostats (if any).
    During the heating season, the air temperature in the apartment must be at least 18 degrees C.
Floors, screed, ceiling
  • Sealing of tile joints and assembly joints (in panel houses), no cracks, drops.
  • Lack of cracks (not counting shrinkage) in walls and partitions.
  • In the presence of a screed, there are no cracks on the surface, the presence of an expansion joint around the perimeter, the absence of voids and changes in sound when tapped.
  • The absence of local irregularities on concrete surfaces of more than 5 mm.
  • The quality of the interblock joints in the partitions.
  • Deviation of walls, partitions from the vertical.
  • Deviation of the floor surface (floor slab), ceiling from the horizontal.
  • Deviation of walls from center axes.
  • Deviation from the vertical of the openings of doors and windows.
  • Deviation of the surface finish of the floor (if any) from the horizontal.
    No sagging of concrete, mortar on the floor surface of the floor slab.
Finishing
  • The quality of the installation of the flooring. Linoleum - there should be no cuts, cracks at the joints. Laminate - there should be no gaps in the locks, no free play (movements), no gaps at the joints with the walls. Tiles - there should be no cracks, tile joints should be uniform, rubbed over the entire length, adjacent tiles on the same level relative to each other.
  • The quality of wall coverings (wallpaper) - there should be no blisters, cuts, cracks at the joints, etc. defects.
  • The adherence of the plinth to the walls, the presence of the plinth caps in full.

  • The quality of painting walls, ceilings - there should be no unprepared surface, smudges, streaks, etc.
  • The quality of the interior doors is the absence of external damage (scratches, dents), the work of the fittings.

  • Checking plumbing fixtures (mixers, bathrooms, etc.) for integrity, performance.
    The quality of the bathroom and toilet tiling - there should be no cracks, the tile joints should be uniform, rubbed over the entire length, adjacent tiles on the same level relative to each other.
